From January 2025, Portugal will take an important step towards modernising property management with the launch of the Property Identification Number (NIP). This new system aims to assign each property or autonomous fraction a unique code, which will replace the multiple numbers currently used, such as the property description and the matricial number. The main aim is to simplify and unify all the information associated with properties, making it easier to manage and consult this data.
What is the NIP and how does it work?
Dubbed the “citizen’s card” of real estate, the NIP is a measure to better organise the country’s real estate assets and optimise the consultation and analysis of property-related documents. With the introduction of this unique code, the multiple references that often caused confusion and inconsistencies in the records will be eliminated. This new system will allow both owners and other organisations to easily access essential information about each property, quickly and without complications. Among the benefits are:
- Reduced bureaucracy: The elimination of multiple numbers and redundant records, simplifying the consultation process.

Implementação gradual: projetos-piloto
The transition to the NIP system will be gradual. Initially, implementation will only take place in pilot projects in the regions of Alfândega da Fé and Lousã. These tests will allow the system to be fine-tuned before it is expanded to the whole of Portugal. After this initial phase, the introduction of the NIP will be progressively adopted throughout the country, allowing owners and entities involved in the property sector to adapt to the new property management and consultation model.
